Why does the contract say that dry rot will be an extra charge? Can’t that be included in the estimate now?
The cost of fixing any dry rot issues is usually not in the initial estimate because it is not fully visible until the roof is removed. We sometimes see clues of non-visible dry rot, such as an active roof leak. But the extent of the dry rot is not fully apparent upon the initial visual inspection. Once the roof is removed, we will let you know if there is additional dry rot that needs our attention. We will be able to repair any dry rot for you before installing your new roofing.
